Mastering Bank Loan Eligibility & FOIR Rules in India
Whether you are purchasing a home, buying a car, or taking a personal loan, banks don't approve loans based purely on your gross salary. Instead, underwriters assess your repayment capacity using mathematical ratios governed by the Reserve Bank of India (RBI) and internal credit risk matrices.
1. What is FOIR (Fixed Obligation to Income Ratio)?
FOIR measures what percentage of your net monthly in-hand salary is committed to fixed debt payments. If you earn ₹1,00,000/month and have a ₹15,000 existing car EMI, your current FOIR is 15%. If the bank allows a maximum FOIR of 50%, your remaining borrowing headroom for a new loan EMI is ₹35,000/month.
2. Standard Banking FOIR Slabs
- Under ₹30,000/mo: 40% FOIR cap (conservative for essential living expenses)
- ₹30,000 to ₹50,000/mo: 45% – 50% FOIR cap
- ₹50,000 to ₹1,50,000/mo: 50% – 55% FOIR cap
- Above ₹1,50,000/mo: Up to 60% – 65% FOIR for high net-worth salaried professionals
3. How to Maximize Your Loan Limit
- Add a Co-Borrower: Joint applications with spouse or working parents add their entire net income.
- Foreclose Small Debts: Settling a ₹5,000 credit card EMI frees up ₹6+ Lakh in 20-year loan capacity.
- Opt for Longer Tenures: A 25-year tenure lowers monthly EMI burden and qualifies you for a higher principal.
- Maintain 750+ CIBIL: Qualifies you for concessional interest rates, which directly enhances eligibility.
Frequently Asked Questions
Does a high CIBIL score increase my loan eligibility?
Yes, directly. A CIBIL score of 750 or higher qualifies you for lower interest rates (often 0.5% to 1.5% cheaper). Because lower interest rates reduce the monthly interest portion of your EMI, more of your allowable FOIR goes toward repaying principal, increasing your maximum loan amount by several lakhs.
What is LTV (Loan-to-Value) and how does it restrict loan amount?
While FOIR measures your personal income affordability, LTV measures the property or asset value. In India, RBI caps Home Loan LTV at 90% for loans up to ₹30 Lakh, 80% for loans up to ₹75 Lakh, and 75% for loans above ₹75 Lakh. The final approved loan will be the lesser of your FOIR eligibility and the property's LTV cap.
Can rental income or business bonuses be considered for eligibility?
Yes. If rental income is verified via registered lease agreements and bank statements (banks usually haircut it by 20–30% for vacancy risk), it can be added to your monthly income. For annual bonuses, banks usually average them over the last 2 to 3 financial years.
